A bid to demolish a house in West Kirby and redevelop the site has been drastically scaled back.
Two previous applications to knock down Pine Ridge on Column Road and replace it with six properties were rejected on the grounds of scale.
The site, near Kings Drive North, is on a half acre piece of land and includes an indoor swimming pool, gym and sauna.
Now, following pre-application discussions with the council, planning consultants Alan Lake Town and Country Planning have put forward a new scheme.
It would see the existing house razed and replaced with two, four-bed detached properties for sale at market value. They would each have space for up to three cars.
The consultants say the council confirmed that the "demolition of the existing dwelling and provision of two dwellings is, in principle, acceptable" and addressed previous concerns relating to height and massing.
It adds that the proposed layout maintains appropriate separation distances including generous private gardens and adequate parking, and has a layout designed around retained trees rather than requiring them to be altered or removed to facilitate development.
