Plans have been submitted to develop a housing estate on land known as the sheep field in West Kirby.

It comes after a planning inspector overturned Wirral Council's rejection of an outline application for housing on the site in 2023.

In 2024, the land went up for sale with offers of more than £5 million being sought.

Now Morris Homes has submitted detailed proposals for the site totalling 35 units of apartments and houses.

There are 13 house types proposed, the majority of which are two storey, ranging from one to five bedrooms, with an average of two parking spaces per property.

The application states: "The proposals for land off Grange Road will comprise a distinctive character and a strong sense of place, informed by existing site features and qualities.

"The proposals aim to create a place that has a healthy, comfortable and safe internal and external environment.

"The southern edge of the development will back onto existing dwellings where site constraints allow. Along the northern site boundary, dwellings will front Grange Road to create strong frontage and provide natural surveillance. These will be set back from the carriageway by a green buffer.

"Due to the retained tree belt that extends through the centre of the site, remaining dwellings have been aligned to minimise loss of existing vegetation."

The developer says that the "house frontages have been carefully designed with generous windows from habitable rooms clearly defined an attractive front doors and planting to act as a buffer between the pavement and window".

Access to and from the site will be via a new junction on Grange Road, whilst a pedestrian and cycle access point will be provided at the western and eastern boundaries from Carpenter’s Lane and Grange Road respectively, connecting to a path running through the site.

The developer has agreed with the council that 11 of the 35 homes will be "affordable", which in real terms means they will be sold or rented with a 20 per cent discount.

The developer estimates the new estate will generate around 50 additional two-way vehicle movements during the morning and afternoon peak periods which are "not anticipated to result in a material intensification of the local highway network".
