The section of the former Leaf restaurant site in West Kirby earmarked for housing is up for sale.
Work is under way turning the former pub-turned-restaurant building into a Tesco Express after planning permission was granted by Wirral Council in August.
But now Beck Homes has put the adjoining land - which has approval to build five homes on it - up for sale with a price tag of at least half-a-million pounds.
A property website marketing the land states: "The location is particularly well suited to family housing, with an excellent choice of highly regarded schools close by.
"The site, therefore, combines convenient access to West Kirby town centre within an established residential setting, excellent educational provision and the wider lifestyle benefits associated with one of the Wirral's most desirable locations.
"The majority of the site comprises car parking hardstanding and former beer garden, along with the additional woodland area. The woodland could be included with the sale of plot 1 or may be suitable for future development, subject to planning."
The company behind the scheme says the sale will not affect the delivery of the retail side of the development.
Ben Wilkinson, Managing Director of Beck Homes, told West Kirby Today: "We are progressing works to deliver the commercial part of the scheme, which will see the former pub building restored and converted into a convenience store.
"The residential part of the scheme comprises five new homes, served from their own separate access. This part of the site is currently being marketed for sale, providing an opportunity for a local developer to take forward and deliver the approved residential scheme."
